The Building Process There are two options when it comes to approaching your new home’s design:
Idea Compilation Collect ideas from a variety of sources. These usually include magazines, photos, existing homes, our web links and residential gallery. Our collection of plans and standard specification may be used “as-is” or altered to form a rough basis for your new home’s design. Establish Your Budget Establish a budget for the finished home. We are only too happy to provide a ballpark estimate based upon your basic description of the proposed residence. Generally, this estimate will include all features to our standard specification. Concept Plan Meet with us and we will assemble all your ideas on the drawing board to create a concept plan for your new and distinctive home. Use our product library and product/supplier links to fully explore all the options available to you. Additional and optional features can be incorporated to the plans at this stage. At the completion of this process a customised set of basic plans and specification will have been produced. This is completed at no cost or obligation to you, although we retain the copyright use of the prepared plans and specifications. The concept plan process usually takes one to four weeks. Alternatively you can consult independently with a draughtsman, architectural designer or architect to produce plans and specifications suitable for pricing. We can refer you to recommended designers we have worked with in the past. Quotation From the concept plans and specifications, we can prepare a full quotation. This quotation is usually available within three weeks. Contract Confirmation Clarify any remaining queries with us. Confirmation of the contract will then initiate the construction of your new home.
Construction Our team of qualified carpenters and sub-contractors will construct your new home in accordance with best trades practise. You will be asked to finalise colour schemes and all product selections during this process. Our contract management staff will be your point of contact during the construction phase. Feel free to discuss any concerns or changes with them. Monthly payment claims will be made during construction. The value of these claims is equal to the value of the work completed on site. The cost of any variations is also updated with each monthly claim to enable you to keep track of costs. Construction can take from two to twelve months depending on the scale of your project. Completion Upon completion we will inspect the residence with you and identify any minor defects or concerns. These items will be rectified as soon as possible within the 30 day maintenance period. Completion of the “Certificate Of Practical Completion” and receipt of your final contract payment is now required. A “Code Compliance Certificate” is usually arranged on your behalf from the council at this time. You are now free to move in!
